The flats promoted by Soluciones Viviendas Magraners 88 SL that are being built have high energy efficiency characteristics, will be powered by solar energy and are expected to be completed in June 2026. A total of 35 homes will be reserved for people under 35 years of age with the aim of promoting emancipation and youth roots and the reactivation of the neighbourhood of the capital of the Segrià.
The ICF has financed the developer Soluciones Viviendas Magraners 88 SL with a loan of 10.7 million euros for the construction of 121 social and affordable rental homes in the Magraners neighborhood of Lleida.
The flats, which will have high energy efficiency measures and will be powered by photovoltaic solar energy, are expected to be completed in June 2026. Of the 121 homes, 35 will be reserved for people under 35 years of age with the aim of promoting emancipation and youth roots and the reactivation of the Magraners neighbourhood.
Specifically, Soluciones Viviendas Magraners 88 SL has promoted four developments in Albi (20 flats) and Vendrell (101 flats) streets that are already being built. The flats will be available for rent for a price of between 415 and 504 euros, including surface parking.
To opt for two- and three-bedroom homes, you must be registered in the city and registered in the Register of Applicants for Officially Protected Housing in Lleida. In addition, applicants must have an annual income below an amount equivalent to the Sufficiency Income Indicator (IRSC) multiplied by four.
The public bank of the Generalitat de Catalunya has financed the construction of the buildings through an ICF Habitatge Social Promoció loan, which have a rebate on the financial cost from the Catalan Housing Agency.
"Catalonia needs more social housing and, to make it a reality, developers need more funding. Given the difficulties they have in accessing it, from the public bank we have placed housing as one of our strategic and priority lines", said the CEO of the ICF, Vanessa Servera.
In total, the ICF has made possible 4,374 social rental homes in Catalonia since 2018, financing projects for the acquisition and promotion of HPOs with a total of 385 million euros. This is indicated by the latest data collected by the financial institution of the Generalitat.
The project of Soluciones Viviendas Magraners 88 SL has also been financed by the European Next Generation funds and the participation of the City Council of Lleida.
