Finance the purchase of flats for social renting with the ICF’s subsidised loans!

Who can apply for this loan?

If you are a social organisation or a local council, you can borrow from the ICF to fund the purchase of flats for social renting (reclassified as social housing) as a result of the exercise of rights of first refusal and setting aside legally recognised by the Government of Catalonia and also acquisitions via sales contracts.

Financial conditions

From €25,000 and a ceiling of €10M per holder and €100,000 per property. The ICF will finance 100% of the purchase cost of the property and the renovation work.

Up to 30 years, including the option of a grace period of up to 2 years.

3.65% fixed.

Approved transactions will get an interest rate subsidy of 2 percentage points from the Catalan Housing Agency.

For more information about the eligibility of the projects in order to the allowance of the interest rate on the part of the Catalan Housing Agency, you can consult the framework agreement and its addendum, and the collaboration agreement and its addendum.

In the case of organisations subject to the principle of financial prudence, the interest rate will be applied according to the regulations and will not be subsidised. You can retrieve the respective partnership agreement and its addendum.

Arrangement fee, at most 0.50%; for early repayment, at most 0.25% of the amount repaid; and swap cancellation costs.
