Finance the construction of publicly-subsidised housing or public housing with the ICF’s subsidised loans!

Who can apply for this loan?

Whether you are a public or private developer with a registered office or operations in Catalonia, you can apply for the ICF Habitatge Social Promoció loan if you have a recognition resolution for any of the following subsidies:

Financial conditions

From €250,000 and up to 100% of the eligible investment minus the subsidies received with a ceiling of €150,000 per property.

Up to 30 years including a grace period of up to 4 years.

Fixed at 3.65% and will be reduced to 3.40% when the transactions have a public guarantee.

Approved transactions will get an interest rate subsidy of 0.7% from the Catalan Housing Agency. The final interest rate will therefore be fixed at between 2.95% and 2.70%.

For developers subject to the principle of financial prudence, the interest rate will be applied according to the regulations and will not be subsidised.

Arrangement fee, at most 0.25%; for early repayment, at most 0.25% of the amount repaid; and swap cancellation costs.

Construction mortgage and rent security. Others may be asked for depending on the project.
